When it comes to the attention of a homeowner that the roof needs to be replaced or repaired, this can be troubling for many homeowners. Calling the insurance claim for an insurance claim, talking to adjusters, and dealing with all the hassles and to get reimbursed fairly for all covered damages is a daunting process. From a home insurance company perspective, the roof is the single most important part of your house. An open roof is a gateway to far more damage claims once it’s damaged which means the insurance company has to pay even more to cover the damages. Find Out What Your Policy Covers


The easiest way to know what’s covered or what is not covered is to contact your insurance provider and ask them questions based on the next few paragraphs.


Some policies take the age of your roof into consideration at the time the roof is damaged. For example, if your roof is less than 12 years old, you may be covered for the full cost of repairing or replacing the damaged section of your roof at the time of the claim. If your roof is more than 12 years old, you may only be reimbursed for the depreciated value (Under most insurance policies, claim reimbursement begins with an initial payment for the Actual Cash Value (ACV) of your damage, or the value of the damaged or destroyed item(s) at the time of the loss.) of the damaged roof. The depreciated value takes the aging and wearing of your roof into account, meaning its value has decreased prior to any damage occurring.


Some policies will only offer roof damage coverage up to the depreciated value (The Value of the damaged roof), regardless of the age of your roof. Other policies will cover the full cost of repairing or replacing the damaged section of your roof at the time of the claim, regardless of the age of your roof. In most cases, your insurance company will send an inspector to your home to investigate and verify your claim. If the damage is determined to be from aging, normal wear and tear, or poor condition due lack of maintenance of your roof, which they would consider as normal maintenance, and will not be covered under your policy. Lack of maintenance can also happen due to not calling the insurance company in time when the roof was in better condition.


Provide Documentation for Your Claim


To ease the experience of the claims process and to help you receive a proper settlement for your loss, take a set of “before” photos of your roof and exterior property. It's always a good idea to pictures of your roof, so when a storm strikes you can show the difference. Update the photos whenever you have maintenance or repairs done. After damage occurs, take a set of “after” photos. Document and record the damage as well as any estimates, invoices and bills you receive. Having all of this information on file will help ensure a smooth and hassle-free claims process. It is not a bad idea to call a local roofer to take pictures, and it is not also a bad idea to let your insurance agent know about any damage repairs or issues.


Choose a Contractor with Insurance Expertise


Before you can get work done on your roof that will be covered by insurance, you will need to get an estimate from a professional roofing contractor.  In most cases, you can use the roofing company of your choice. Your roofing contractor should be able to help you navigate your way through the roof insurance claims process. Some roofing companies employ Certified Public Adjusters who will deal with your insurance company on your behalf. Look for contractors with extensive experience in providing roof estimates for insurance claims and helping clients navigate the process of getting their roof repair or replacement covered by their insurance company. 


The most important thing to remember is that, if you suspect your roof has been damaged, you shouldn’t wait to get it inspected by a roofer. Find out the extent of the damage as soon as possible. This will help expedite the process and also help you avoid further damages that might not be covered under your policy.

Myth:  I went out after the hailstorm and looked at my roof and didn’t see any problems with the shingles.


Fact:  Your roof must be physically inspected by a trained professional who has experience spotting hail-damaged shingles.  Many, many times we have gone out to a roof after the inspector has been out to look at the roof and found hail damage.  Insurance Adjusters are sent to training to spot hail-damaged roofs but usually do not get ongoing training.  John Beal’s roof specialists all are part of ongoing training that our company provides on a weekly basis.


Myth:  There are no missing shingles: so there must not be any damage.


Fact:  Just because you do not have missing shingles doesn’t mean you do no have hail damage to you roof.  Missing shingles are generally associated with wind damage.


Myth:  There is only a one year period to file a claim on my roof.


Fact:  Most insurance companies do have a one year time limit to file a claim and some insurance companies are even less.  Sometimes though, depending on the nature of the hailstorm, if it was side spread for example, they may pay claims on past storms.  John Beal Roofing has a great reputation with all insurance companies and can work with them to try and get your claim covered.


Myth:  My roof is brand new so the damage will be covered by the roofing company of the manufacturer.


Fact:  This is definitely not true.  Most companies and manufacturers specifically name hail damage as a void in warranty.  This is even more of a reason to have your roof inspected if you have had a new roof installed on your home.  You do not want to void the warranty.


Myth:  I was told by my adjuster that there was very little if any damage and I don’t need to file a claim on my roof.


Fact:  If your roof has any damage at all, you have a legit claim.  Hail damage to your roof might cause your roof to leak years down the road.  This is why it’s always good to call John Beal Roofing for a free inspection and or a second opinion.


Myth:  I think my insurance company will cancel my policy if I file a claim.


Fact:  In many states insurance companies are not allowed to cancel your policy just for filing a legitimate insurance claim coming from a hailstorm.  Check with your individual policy and state laws to make sure though.


Myth:  If I don’t file an insurance claim on my roof, my rates won’t go up.


Fact:  After a large hailstorm, insurance companies can raise everyone’s rates regardless if you have file a claim or not.  If you do not file a claim, your personal rate increase is paying for everyone else’s roofing claims except yours.
