All proposals are prepared with digital photographs detailing the scope of work needed for a specific property and are provided to you free of charge via e-mail within 24-48 hours, following our inspection. Whatever is worked out during negotiations is between the buyer and seller and their respective realtors. However, the bottom line is: In the opinion of a roofing contractor, the roof should not leak for at least 3 years.
It is a written “opinion”, not a guarantee of a licensed roofing contractor as to the condition of your roof, based on whether or not it will leak in the next 3 years. If it is our opinion that your roof will leak within that 3 year window, we will not issue a Certification.
This Certification represents our opinion to the existing condition of your roof and is required by most lending institutions. Basically, the lender wants to be sure the buyer will not have to pay for a new roof for at least 3 to 5 years.
Our concern is with the roof’s ability to keep water out, not its appearance or aesthetic value. We judge the life expectancy of the roofing material, flashing detail, sealants, etc., and the installation to be sure the roof will not leak during that 3 to 5 years, period. However, if we feel that the roof is compromised now, or will be within 3 to 5 years, Real Estate Roofing Services will give you an estimate on what it will take to get the desired life expectancy. Ninety percent of the time, all that is required are simple repairs. However, if only a new roof will do, that’s what the estimate will reflect.
